Ellis-Miller + Partners advised Berkeley Homes on the public realm and retail strategy for Phase 4 of the landmark Woodberry Down regeneration.
This ongoing phase (planning consent 2023) delivers over 500 mixed-tenure homes and a new civic heart centred on a reimagined Rose Garden square. Our brief focuses on creating an active, inclusive public realm with flexible retail units, cafés and market spaces that support independent traders and animate the streetscape, while strengthening links to the Woodberry Wetlands and Manor House transport hub.
The wider Woodberry Down project – a 25–30-year partnership between Hackney Council, Berkeley Homes and Notting Hill Genesis – is transforming the 64-acre former 1950s estate into one of Europe’s largest estate regenerations: 5,500+ new homes (40% affordable), 10,000 m² commercial space, new parks, a secondary school, and the award-winning Woodberry Wetlands nature reserve opened in 2016.
Our involvement grew directly from the success of Shoreditch Village (2015), where we delivered a vibrant mixed-use public realm for Hackney. That track record led the Council to bring us in on Woodberry Down, demonstrating our ability to shape high-profile, developer-led schemes and reinforcing our appeal to major national housebuilders.
