Client:
Eastrea Village Hall Foundation
Cambridgeshire

Ellis-Miller + Partners, led by Jonathan Ellis-Miller, played a pivotal role in the design of the Eastrea Centre, a community hall in the Fenland village of Eastrea, Cambridgeshire. Commissioned by the Eastrea Village Hall Foundation—a charity established in 1994 to address the village’s lack of dedicated facilities after over 60 years of efforts—the firm was tasked with creating initial concepts for a futuristic yet environmentally harmonious building. With a £1.2 million budget and covering RIBA Stages 1-7 under traditional procurement, the project aimed to provide essential amenities like a crèche, after-school clubs, disabled facilities, and venues for lectures, concerts, and social events, serving Eastrea and surrounding Fenland areas.

Historically, the initiative dates back to 1945, with multiple site challenges delaying progress until a 1-acre plot on Coates Road was secured in 2004. Ellis-Miller’s designs emphasised sustainability, excellent interiors, and adable space, drawing on the firm’s modernist expertise to balance innovation with practicality—nuances like high-efficiency features aligned with sustainability goals, implying reduced long-term costs and environmental impact.

Challenges abounded: funding setbacks (e.g., withdrawn grants from Fenland District Council and WREN), developer negotiations, and site disputes led to protracted timelines, with the project shortlisted for Big Lottery funding in 2007-2008.  Despite these, the centre was ultimately built by 2015, becoming a vibrant hub for classes yoga and ju-jitsu, events like Christmas Craft Fayres, and charity functions, fostering social cohesion in an underserved rural area. Implications include boosted community well-being and equality, with edge cases like post-pandemic adaptations highlighting its flexible design. Ellis-Miller + Partners input exemplifies their commitment to community-focused architecture, yielding enduring societal value.
